Prices quoted are the same through every authorised channel, so there is no advantage to going through a third party and no penalty for coming to us directly. The published Norwood Grand price list is updated as stock moves, and the Balance Unit Chart carries live availability.
Unit selection and floor plan guidance. Norwood Grand runs twelve distinct layouts under nine unit types, from a 495 sqft 1 Bedroom + Study to a 1,335 sqft 4 Bedroom Premium + Study. There are details in the plans that are easy to miss on paper: the Household Shelter, yard and separate WC only appear at 1,044 sqft and above, the study is air conditioned at a 2.70m ceiling in every layout except the two 3 Bedroom Deluxe plans where it is an open alcove at 2.40m, and every layout appears in the charts twice, once plainly and once with a “(P)” suffix for the Level 1 unit where the balcony becomes a Private Enclosed Space. We can walk you through all of it against the floor plans and room dimensions.
Which homes run on gas and which on electricity. The development splits into two energy packages and the split does not follow bedroom count. The 1 Bedroom + Study, all three 2 Bedroom types and the 3 Bedroom + Study are all-electric, with an induction hob, an electric water heater and no town gas supply. Both 3 Bedroom Deluxe types, both 3 Bedroom Premium + Study types and all three 4 Bedroom types run on gas. The 904 sqft 3 Bedroom + Study is all-electric while the smaller 872 sqft 3 Bedroom Deluxe is on gas, so tell us the layout code and we will confirm it before you commit.
Stack, facing and view guidance. The four blocks carry 32 stacks numbered continuously from 01 to 32, split evenly at 16 facing north and 16 facing south, with none facing directly west. Four stacks, one in each block, omit their Level 1 unit and start at Level 2. If you already have a stack in mind, tell us the number and we will tell you exactly what sits above, below and opposite it.
Financing, CPF and stamp duty. We can talk through an indicative loan quantum, the Total Debt Servicing Ratio ceiling, Buyer’s Stamp Duty and any Additional Buyer’s Stamp Duty that applies to your profile, and what the progressive payment schedule means for your cash flow.
