Norwood Grand occupies a parcel at 2 Champions Way in District 25, bounded by Woodlands Avenue 1 and Woodlands Drive 17 with Champions Way running through the site, and it is the first luxury private residential launch in Woodlands since 2012. What defines the address is what is being built around it: the site sits at the edge of Woodlands Regional Centre, a 100-hectare live-work-play-learn district planned as the largest business centre in Singapore’s north. Woodlands South MRT station on the Thomson-East Coast Line is under a five-minute walk away, reaching Orchard in about 35 minutes with no interchange, and Woodlands North, the Singapore terminus of the RTS Link to Johor Bahru, is two stops north. Woodlands Health Campus sits on Woodlands Drive 17, one of the two roads running along the site, and Vista Point is five minutes away on foot. Transport Connectivity

Woodlands South MRT, under five minutes on foot. Woodlands South sits on the Thomson-East Coast Line and puts direct rail access to the Central Business District and the Orchard shopping belt at the doorstep without an interchange, reaching Orchard in about 35 minutes.

Woodlands MRT and the Integrated Transport Hub, one stop north. This is where the Thomson-East Coast Line meets the North-South Line, inside the Woodlands Integrated Transport Hub, which links an air-conditioned bus interchange directly with the station and the commercial development above it.

Woodlands North and the RTS Link, two stops north. Woodlands North is the Singapore terminus of the Johor Bahru to Singapore Rapid Transit System Link, covered in its own section below.

By road. The site is served by the Seletar Expressway and the Bukit Timah Expressway, with the North-South Corridor under construction.

The RTS Link to Johor Bahru, Targeted from the End of 2026

The RTS Link is a cross-border shuttle of approximately 4 km with one station at each end: the underground Woodlands North station in Singapore, and the above-ground Bukit Chagar terminus next to the Johor Bahru checkpoint. It is operated by RTS Operations Pte Ltd, a joint venture between SMRT Corporation Ltd and Prasarana Malaysia Berhad, and the project is estimated to cost RM10 billion, or about $2.9 billion. The Land Transport Authority has maintained a target of passenger service from the end of 2026, restated in February 2026 when the first train completed a demonstration run into Woodlands North station; the first train had been unveiled the previous June.

The four-carriage trains travel at about 80 km/h and complete the crossing in about five minutes, with peak frequency expected at around 3.6 minutes and capacity of up to 10,000 passengers per hour in each direction. Ridership at opening is projected at about 40,000 passengers a day. Immigration is cleared once, at the departing station, because the two countries’ facilities are co-located there. On the Singapore side a passenger transfers to the Thomson-East Coast Line through an underground link without leaving the station, reaching Orchard in 31 minutes or the CBD in 38 minutes.

The North-South Corridor, Viaduct Targeted for 2027 and Tunnel for 2029

The North-South Corridor is a 21.5 km route directly connecting the northern region to the city centre, and it will be Singapore’s longest transit priority corridor. It carries dedicated continuous bus lanes, cycling trunk routes and pedestrian paths, and is expected to take pressure off the Central Expressway and arterial roads such as Thomson Road and Marymount Road, with a typical bus journey to the city expected to save around 10 to 15 minutes.

Completion is phased. The Land Transport Authority targets the viaduct section from Admiralty Road West to Lentor Avenue to open in 2027, and the road tunnel from Lentor Avenue to the East Coast Parkway in 2029, after which the surface streets are to be repurposed for walking, cycling, public transport and community spaces. The project was originally conceived as the North South Expressway and was reimagined in 2016 around a Walk-Cycle-Ride brief, which is where the cycling and pedestrian elements came from.

New Possibilities at Woodlands Regional Centre

It is worth being clear about confidence levels here, because these items are not equivalent: a rail link with trains already delivered and a target date is a different kind of fact from a 100-hectare masterplan with no completion date attached. Each is set out below with its own status.

Woodlands Regional Centre. A 100-hectare live-work-play-learn district with the potential to eventually provide up to 100,000 jobs once its transformation is complete. No completion date has been set for the district as a whole, and individual parcels within it will come to market over many years. It comprises two precincts. Woodlands Central is the retail and mixed-use cluster, and Woods Square, an integrated office development with retail, F&B, a childcare centre and direct connectivity to Woodlands MRT, is the piece already standing. Woodlands North Coast, a 70-hectare area between Republic Polytechnic and Woodlands Waterfront, is the business and mixed-use cluster and the gateway district linking Woodlands to Johor Bahru.

WoodsVista Gallery. The two precincts are to be linked by a 1.9 km community link with dedicated cycling and pedestrian paths running from Woodlands Central to the waterfront, and by the Central Spine. No completion date has been published.

North Coast Innovation Corridor. Planned to run from Woodlands Regional Centre across the redeveloped Sembawang Shipyard to the future Seletar Regional Centre and Punggol Digital District, integrating the future Agri-Food Innovation Park, Republic Polytechnic and the Senoko Food Zone into one belt of research, industrial and commercial space. This sits at the planning stage: no construction contracts, phases or completion dates have been attached to the corridor as a whole, and it should be read as a direction of travel rather than a dated commitment.

Johor-Singapore Special Economic Zone. The proposed zone spans six districts in southern Johor, Johor Bahru, Iskandar Puteri, Pasir Gudang, Pontian, Kulai and Kota Tinggi, covering a land mass of about 3,505 sq km, with Johor proposing sixteen economic sectors including electrical and electronics, medical, aviation and manufacturing, and incentives such as a flat 15% income tax rate for skilled foreign workers. Both the geographical scope and the sector list have been reported as still being finalised, so this is a direction of travel rather than a settled framework. For a Woodlands home the relevance is practical rather than fiscal: the northern edge of the island is the side that gains most directly from cross-border movement becoming faster and more predictable, and the RTS Link is the piece of infrastructure that delivers it.

The wider Woodlands makeover. Woodlands Health Campus is built and operating, as is Kampung Admiralty, the Community Nexus next to Admiralty MRT that brings a medical centre, eldercare and childcare centres, a hawker centre, retail and housing for the elderly under one roof. Marsiling Park reopened in April 2018 after a 22-month revamp of the former Woodlands Town Garden. Still to come, with no published completion dates, are Woodlands Regional Centre itself, the WoodsVista Gallery link, and a Social Corridor along the North-South Line viaduct carrying community gardens, pavilions and three-generation facilities.

Demand fundamentals. Citing the Singapore Department of Statistics, the developer’s own market materials put the current resident population of Woodlands at around 250,000, with a straight-line projection to roughly 268,000 by 2040, an increase of about 18,000 residents.

Dining and Shopping

Vista Point, a five-minute walk. The nearest mall and the one that handles daily errands, carrying a Giant supermarket, the Kofu and Kopitiam Corner food halls, a Unity pharmacy, McDonald’s and Subway.

Causeway Point, one MRT stop. The larger destination option, with FairPrice Finest, Metro and UNIQLO alongside branches of Bank of China, Maybank and OCBC.

Woodlands Civic Centre, one MRT stop. Consolidates HDB, CPF, SP Group and SingPost service counters alongside the Woodlands Regional Library, DBS and UOB branches, an NTUC FairPrice and a McDonald’s.

Woods Square, one MRT stop. An integrated office development carrying more than 18 F&B outlets with direct connectivity to Woodlands MRT, and the first completed piece of Woodlands Central.

Community facilities. ACE The Place Community Club at 120 Woodlands Avenue 1 offers badminton, basketball, futsal, squash, table tennis and tennis courts, a soccer field and BBQ pits, with facilities open from 10am to 10pm and counter services from 10am to 6pm. Woodlands North Plaza and Kampung Admiralty round out the wider amenity map.

Top Educational Institutes

Five primary schools within 1 km. Innova Primary School, Si Ling Primary School, Woodlands Primary School, Woodgrove Primary School and Woodlands Ring Primary School all sit within 1 km of the site, which is the band that matters most for MOE priority registration. Priority registration is measured as straight-line distance from the home rather than by drive time, so buyers using it as a deciding factor should verify the exact radius for a specific address using MOE’s official school finder tool.

Further primary schools in the planning area. Admiralty, Evergreen, Fuchun, Greenwood, Marsiling, Qihua and Riverside primary schools sit beyond the 1 km band but within the Woodlands planning area.

Secondary schools. The surrounding catchment includes Admiralty, Christ Church, Evergreen, Fuchun, Marsiling, Riverside, Woodgrove, Woodlands and Woodlands Ring secondary schools.

Tertiary and international. Republic Polytechnic is one MRT stop away, and the Singapore American School is in the vicinity. Counting the full spread, more than twenty schools sit within the surrounding area. One caveat worth knowing: the Singapore Sports School is currently nearby, but the developer’s own market materials note that it is slated to move to Kallang, freeing its land for redevelopment, so it should not be treated as a permanent fixture of the neighbourhood.

Childcare inside the development. Closest of all is the Early Childhood Development Centre built into Norwood Grand itself, occupying the first and second storeys of its own two-storey block at 4 Champions Way with a dedicated entrance and service driveway off Champions Way, and two reserved carpark lots. It is a childcare facility built into the site rather than a residents’ amenity, so enrolment is handled by the centre’s operator.

Healthcare on the Same Road

Woodlands Health Campus sits on Woodlands Drive 17, one of the two roads running along the site, at 17 Woodlands Drive 17, Singapore 737628. It is Singapore’s newest integrated acute and community hospital, a 7.66-hectare campus carrying 1,000 acute and community beds plus close to 400 beds in its long-term care facility, with the capacity to expand to 1,800 beds. The campus includes an emergency department, acute wards, specialist outpatient clinics and a cluster-living long-term care facility. Beyond its value to residents, a hospital of that size on the doorstep is a standing source of tenant demand independent of the regional centre’s build-out.

Nature Parks and Green Spaces

The green space around Norwood Grand is genuinely accessible rather than a marketing claim, and the numbers behind it are specific.

Northern Explorer Loop. A 25 km route within the national Park Connector Network linking 11 parks and nature areas across Sembawang, Woodlands and Yishun, including Marsiling Park, Admiralty Park and Woodlands Waterfront.

Admiralty Park. The largest park in the north, holding 26 slides, among them the longest outdoor slide in Singapore at 34 metres.

Woodlands Healing Garden. Built into the hillside beside Woodlands Health Campus, it is the largest therapeutic garden in Singapore to date, organised into a Healing Forest, Wildflower Terraces, a Nature Playgarden, and Activity and Wellness Lawns.

Woodlands Waterfront. Views across the Straits of Johor, with paths for walking and cycling along the water’s edge.

Marsiling Park. To the west, and a stop on the Northern Explorer Loop. The park was renamed from Woodlands Town Garden and reopened in April 2018 following a 22-month revamp by the National Parks Board.
